Greater Perth’s sales market keeps shifting in favour of buyers, and this week’s REIWA figures make the trend hard to miss. There are now 7,231 homes for sale across the metro area, up 6.4 percent over the past four weeks and up a remarkable 129.8 percent compared with the same time last year. House listings on their own have climbed 175 percent year on year, so the pool of choice available to buyers is the deepest it has been in a long time.
What is encouraging is that demand has not disappeared. A total of 630 properties sold over the week, up 5.7 percent on the week before, which tells us active and motivated buyers are still very much in the market. They are simply taking more time, comparing more options and being more selective before they commit.

When buyers have this much to choose from, the homes that stand out are the ones that are well priced for today’s conditions, well presented, and marketed with a clear and deliberate strategy. Guesswork and last year’s price expectations are what leave homes sitting on the market. A considered approach to styling, timing and buyer targeting is what turns a good result into a great one.
