Perth’s spring selling season is off to a telling start. The latest REIWA figures show two things happening at once: the number of homes for sale keeps climbing, yet buyers are stepping up and getting deals done.
There are now 7,378 homes for sale across Greater Perth, up 7.4 percent over the past four weeks and up a remarkable 152.8 percent compared with the same time last year. House listings on their own have climbed almost 200 percent year on year, so the choice available to buyers is the deepest it has been in a long time.
What stands out this week is the strength of demand. A total of 697 properties sold, up 11.9 percent on the week before, and house sales alone jumped 18.2 percent. That is a clear signal that active, motivated buyers are back in the market and willing to commit when a home is right. The extra choice has made them more selective, not less engaged.

When buyers have this much to compare, the homes that stand out are the ones that are priced accurately for today’s conditions, well presented, and marketed with a clear and deliberate strategy.
